Spray foam insulation in the roof was once marketed as a quick, cost-effective way to insulate older homes. Contractors would spray foam directly onto the underside of roof tiles and rafters, sealing in warmth and apparently solving the problem in a single visit. For a period in the 1970s, 80s and 90s, thousands of Surrey properties had this done.

Today it is one of the most common reasons a property sale or remortgage falls through. If your surveyor or mortgage lender has flagged it, you are not alone — and there is a clear path forward.

Why Do Mortgage Lenders Refuse Spray Foam Properties?

Mortgage lenders have three core concerns with spray foam insulation:

  • It hides structural problems. Spray foam encases the roof timbers and tile underside, making it impossible for a surveyor to properly assess the condition of the roof structure. Lenders cannot value what they cannot inspect.
  • It traps moisture. Roof tiles are designed to allow some air movement. Spray foam prevents this, trapping moisture against the timber. Over time, this leads to hidden rot in rafters and battens that may not be visible until significant damage has been done.
  • It makes repairs impossible. Individual tiles bonded with spray foam cannot be lifted and replaced. Any repair to a single tile means breaking the foam bond — and usually damaging surrounding tiles in the process.

The result is that most major UK mortgage lenders — including Halifax, Nationwide, Santander and Barclays — will decline to lend on a property with spray foam on the roof underside until it has been professionally removed.

Open-Cell vs Closed-Cell Foam: What's the Difference?

Not all spray foam is the same, and the type matters a great deal when it comes to removal.

Open-cell foam is soft and sponge-like. It is generally easier to remove, causes less damage to tiles in the process, and is more likely to allow a good proportion of the existing tiles to be reused after removal.

Closed-cell foam is rigid and bonds far more aggressively to tiles and timber. Removal is more invasive, tile damage is more likely, and in some cases — particularly with older properties or where the foam has fully cured for decades — a full strip and re-roof is the most practical and cost-effective solution.

What Does Spray Foam Removal Actually Involve?

A professional spray foam removal job involves:

  • Initial loft inspection to identify foam type and extent of coverage
  • A written report confirming the foam type, condition of the roof structure and removal recommendation
  • Careful removal of foam from tile underside and rafters — this is slow, careful work to maximise tile survival
  • Full tile inspection once the foam is removed
  • Replacement of cracked, broken or missing tiles on a like-for-like basis
  • New breathable underlay fitted where needed
  • Roof left fully weathertight and in a condition a mortgage lender's surveyor can properly assess

How Much Does Spray Foam Removal Cost in Surrey?

Spray foam removal starts from around GBP 1,500 for a small straightforward roof with open-cell foam and goes up to GBP 8,000 or more for larger properties, closed-cell foam or cases where significant tile replacement or re-roofing is needed.
